If I live in an area that is proposed for clearance, what will happen to me?
If you are a tenant in a property owned by a Registered Social Landlord (RSL) and your property is to be demolished, we and your RSL will notify you and assist you in finding alternative accommodation either in the proposed new housing developments or in other properties in an area of your choice.
The RSLs operate a choice based lettings system, so a variety of options will be open to you. You may wish to discuss other options with the RSLs such as Shared Ownership.
If you are a tenant of a private landlord, you should contact your landlord. Depending on the type of rental agreement you have, they may have to find you alternative accommodation. However, we will contact you to discuss the options available and advise whether we can help you.
I want to move away from renting, how do I go about it?
If you are seeking to move away from renting and purchase a property of your own, the Home Ownership Advisory Officers will be able to help you.
One of the team will call to see you at an appropriate time to discuss your re-housing requirements and assist you to choose the right financial package for you, and the right home ownership solution for your needs. If required, an independent financial advisor can offer you free advice to ensure the financial decisions you make are within your ability to manage.
If my home is scheduled for clearance, will I receive help with removal expenses and legal fees?
All households will be entitled to a disturbance payment designed to reimburse the cost of moving home. Each case will be dealt with on its own merits, but typically the cost of removals, legal fees, stamp duty, surveyors fees, adaptations, certain soft furnishings, fixture and fittings, disconnections and reconnections of services, forwarding of post and incidental costs of acquiring a replacement property are covered.
If you have lived at the property that you are being relocated from for 12 months or more at the time that the Council actually buys it, you will also receive a "Home Loss Payment" at a flat rate of £4,400.
I am elderly or disabled and my house is scheduled for clearance. What help can you provide?

If you require any adaptations to your new property such as wheelchair access or grab rails, they will ensure that everything goes smoothly and that you are settled into your new home.
A comprehensive removal service will be provided to those who the community social worker considers is applicable. The homeownership advisory officer will help to make sure that the right financial package is available to you and that all benefits you are entitled to, are claimed.
