Why has my area been chosen for regeneration?
The Stanley Park Zone includes one major renewal area Anfield / Breckfield, and is characterised by a large amount of terraced properties built before 1919, a high number of empty properties, low demand and high occurrence of crime. A significant opportunity exists to restructure the housing market imbalance.
Anfield / Breckfield is one of the City's biggest Renewal Areas, covering 4,960 properties, and has the largest clearance programme within the NewHeartlands area.
What is happening?
The programme in Anfield / Breckfield includes the demolition of approximately 1,800 residential and commercial properties. The phasing plan shows how the clearance programme will be implemented in stages, to limit the amount of disruption taking place in the area. Demolitions started in August 2006 and have progressed with a total of 159 properties being cleared to date.
Approximately 1,300 homes will be built by Haslam Homes (part of the Keepmoat Group), the lead developer, on the cleared sites, along with further new housing developments in nearby locations, which include:
- Waterside development, at Dobson Street, outside the Renewal Area boundary. This site is now complete with all 71 properties sold. 53% of these properties were taken by residents from the nearby clearance area.
- Rosemount development, at Robson Street, just outside the Renewal Area boundary. Started on site June 2007 and offers 131 properties for sale, rent and shared ownership.
These development schemes will provide the current community and people looking to move into the area with modern homes with gardens and parking facilities, which are not available with the current terraced properties.
There are also plans for retail, business and community facilities, along with new areas of public open space.
Plans for the Renewal Area also include a refurbishment programme in the sustainable neighbourhoods to improve both the environment and the front elevations of houses and this has been ongoing since 2004. This is complimented by Arena Housing, the lead RSL, investing in their own properties.
How long will all this take?
The redevelopment of Anfield / Breckfield is expected to be a 15 year process.
