Why has my area been chosen for regeneration?

Kensington is Merseyside's largest Renewal Area, covering 5,531 properties and includes numerous buildings of architectural merit, as well as a large Victorian park and gardens. Property type, size and density varies across Kensington, with the worst housing conditions being found in the Edge Hill neighbourhood, which is the main area proposed for clearance in this zone. Some areas of non-decency can also be found in other neighbourhoods within the renewal area.

What is happening?

The programme in Kensington includes the demolition of approximately 900 houses, predominantly within the Edge Hill neighbourhood.  The phasing plan shows how the clearance programme will be implemented in stages, to limit the amount of disruption taking place in the area and to maximise opportunities for residents to be relocated in the new properties being provided in the area if they wish.

Modern homes with gardens and parking facilities will be built by Bellway Homes, the lead developer, with approximately 500 new homes proposed on the main cleared site. 

Further new housing developments are currently being progressed or are planned for the future and will provide modern standards and choice to the current community and people looking to move into the Kensington area. 

These developments are detailed below:

  • Joshua Place development, at Tunnel Road, just outside the Renewal Area boundary. The development is currently on site and will offer a total of 126 properties for sale, rent and shared ownership.  The development is expected to be complete by Summer 2008.
  • Gilead Street, is being developed by Community 7 and Lovell and started on site Summer 2007 and will offer 175 properties for sale, rent and shared ownership.  
  • Fairfield Park, at Lomond Road is now on site and will offer 66 properties for sale, rent and shared ownership.       

A refurbishment programme has been ongoing in the sustainable neighbourhoods since 2003 to improve both the environment and the front elevations of houses. This is complimented by Community 7, the lead RSL implementing an extensive refurbishment scheme to their houses in the area, as well as investing in vacant properties and bringing them back into use for sale or rent to residents affected by clearance.

As a New Deal for Communities area, Kensington has also benefited from investment in local retail, community facilities and the environment, via the delivery structure of Kensington Regeneration.

How long will all this take?

The regeneration of Kensington is expected to be a 10 year process.
