Why has my area been chosen for regeneration?

 Properties across Picton are similar in terms of age, type and construction, with the main difference being the physical condition of the housing and the general environment. The area covers 1,004 properties and is situated close to the City Centre and Wavertree Technology Park. Some areas such as the Scholar sub-area has suffered from abandonment, low demand and lack of investment for many years and therefore forms the main area proposed for clearance.

What is happening?

The programme in Picton includes the demolition of approximately 500 homes. The phasing plan shows how the clearance programme will be implemented in stages, to limit the amount of disruption taking place in the area.
Bellway homes will be constructing approximately 450 properties on the cleared site. 

There are further new housing developments in nearby locations, which include:

  • LSeven development, which is being developed by Braidwater, at Spofforth Road, is well advanced, with show homes launched February 2007. Phase one includes 89 properties and phase two 143 properties, all of which were sold off plan. Properties are for sale, rent and shared ownership in order to create a balance of tenure and provide choice for residents. 
     
  • Spekefield Mews development, at Spekeland Road, started on site March 2007 and offers 73 properties for sale, rent and shared ownership.        

The new housing developments will provide modern homes with gardens and parking facilities, which are not available with the current terraced properties, therefore encouraging the current community to remain in the area and also attracting people from outside the area.

A refurbishment programme in the sustainable neighbourhoods also forms part of the proposals for the area and this has been ongoing since 2006. This will improve both the environment and the front elevations of houses and is complimented by Riverside Housing, the lead RSL, investing in their own properties.

How long will all this take?

The regeneration of Picton is expected to be a 10 year process.
